community associations has given ICI the
opportunity to
expand it consulting services to advise and
assist these associations with Capital
Reserve Reports, Property Condition Surveys,
along with a variety of other
services.
Capital Reserve
Report
The reserve
report format establishes a plan for allocating
funds for the
maintenance and replacement of common elements.
Our comprehensive
spreadsheet system enables an association to
view a complete breakdown of all
common elements including detailed unit
quanities, costs, and individual useful life
projections. These quantities are then
transferred to a 20 year cash flow
projection spreadsheet which allows the board to
accurately budget several
years in advance, which in turn maximizes the
use of existing revenue and helps
to prevent owner assessments.
Property
Condition Surveys
The survey
examines all common elements that are the
responsibility of the
association. Particularly emphasizing problems
in maintenance, construction, or
material failure. This information is then
transcribed into a formal report which
establishes a prioritized work plan and develops
cost information which gives an
association data for budgeting and scheduling
purposes.
